GENERAL

1. How do I know if THÉO is for me?
THÉO welcomes students from around the world to create a unique family under one roof. To learn more, come visit us in person within our flexible sales office hours. A leasing agent will be pleased to help you with your exciting new chapter in Ottawa.
2. Where are you located?
THÉO is located in the heart of downtown Ottawa. Find us on the busy intersection of King Edward and Rideau! If you are arriving by bus, train or plane additional travel time may be required. Feel free to contact us should you require further directions.
3. When can I come visit?
Tours can be done 7 days a week between our sales office hours are open 10 to 7 on week days and 10 to 4 on weekend. Please call ahead of time to ensure that we can accommodate the best time for you. Should you be unable to visit us in person, a videoconference tour can be scheduled with one of our leasing agents.
4. Are you accessible for those with disabilities/medical treatments?
THÉO is a secure and accessible place for all. Ramps and elevators will allow everyone to get from floor to floor easily. Our common areas are designed to insure easy mobility and access for all of our THÉOmates. If you have any specific requirements to ensure your comfort, please contact one of our lovely leasing agents.
5. What can I expect from the sales office?
You will find our friendly team who provides customer service in both official languages of Canada (English/French). Our sales office is large and spacious, come say hi or enjoy a coffee while you are waiting for your friends. Our doors are always open.

LEASING

1. How can I sign my lease if I am outside of the city?
We try to make our lease signing as connivant as possible for all. No need to stress, an online application form with an e-signature will confirm your place without any hassles. If you want to be accompanied throughout this process, please call and speak with one of our leasing agents.
2. How long is my lease?
Our THÉOmates are responsible for a 12 month lease. 90-days prior to the end of your lease term, a member of our leasing team will touch base with you to see if you will be renewing for another year with us or moving on to a new start.
3. How do I pay my rent?
THÉO makes it easy for you to pay your rent with 3 simple options. You can come down to our sales office and pay in person, set up pre-authorized payments with your bank institution or pay online through your THÉO account.
4. It says that my rent is all-inclusive. What does “All-inclusive” mean?
Yes you read that right, your rent is all-inclusive! THÉO covers the costs of your electricity, water and internet. You also have access to all of our awesome amenities for FREE. Come check out our super cool penthouse floor to discover all of these extra bonuses!
5. I see that you require a guarantor to lease in your building. What does this mean?
Once you are committed to THÉO, we require all residents to name a guarantor on their application (must be over 18 years of age). It is important that this person is aware that should this resident fail to pay their monthly rent, we are entitled to ask their guarantor for the outstanding balanced owed to THÉO.
6. How do I secure my unit?
In order to secure your spot in our residence, THÉO asks for a deposit on all units. This deposit will be the total of your first and last month’s rent.
7. Will you provide me with rent receipts?
Yes, of course! THÉO will provide you with a monthly receipt that will be dropped into your personal mailbox. Hold on to these receipts for tax purposes!
8. When can I move in?
THÉO will be all ready for Fall 2019! We will open our doors to our residents the first day of September. Should you require an earlier move-in date, we will do our best at the sales office to accommodate your request. For the winter semester, we also accommodate January 1st move-ins. Each move-in date is subject to a 1 year lease. We look forward to housing you!
9. When I arrive at THÉO, what should I expect?
Welcome to THÉO, we are thrilled to have you! One of our friendly staff members will be waiting for your arrival. Come and see us at the sales office for your welcome package and list of important information and dates. Should you have any additional concerns or questions one of our team members will be happy to assist you.

THÉO SUITES

1. What do I need to bring with me?
THÉO comes with everything you will need to enjoy your new home. The only thing you need to bring is linens, toiletry and personal belongings. How easy is that?
2. What appliances will I find in my suite?
Every unit comes with 6 appliances. THÉO comes with a fridge to store all of your groceries (or take-out!). We have an stove ready for you to cook your meals and a microwave to heat up mom’s left overs. Throw your dishes in your dishwasher once you’re all finished and open up your book, or better yet start your laundry with your own in-suite washer and dryer!
3. Who is my roomate?
We have a super cool pair matching system! Our goal is to pair you with someone who has the same study habits, hobbies and personality traits as you. We want all of our THÉOmates to enjoy their time at our residence as we value each and every resident like family!
4. What if my roommate and I butt heads?
We are sorry to hear this. We aim to create a friendly and warm atmosphere for all. Should an incident occur during your stay, mediation service will be held. Should the problem be unable to be resolved, we will provide appropriate accommodations for each party to ensure both are happy with the final outcome.
5. Something needs to be fixed in my suite, who do I call?
Please let us know if there is a maintenance problem in your suite. THÉO loves to stay in top shape! If it is an emergency, please contact us immediately. Should we need to enter your suite, we will give you a 24 hour notice to entry.

AMENITIES

1. Do you have an ATM?
Yes! THÉO does it’s best to make it easy for all off our residents. You will find an ATM in our lobby available 24/7 for your convenience. Should you need money conversion or wire transfer help, we can gladly guide you to the nearest financial institution.
2. Is their parking on site?
Yes, THÉO has multiple underground parking spots for our residents. Parking is available for $150/month. Should you require parking, please indicate on your application prior to submission as they will go quickly and are first come first serve.
3. Can I bring my puppy with me?
We love animals! However, THÉO is a human only building. We work hard to keep our building clean and tidy. Should you require a service animal, please contact a leasing agent so we can try and accommodate your request.

Our goal is for everyone to be successful with their studies. We have multiple different study rooms to choose from. Want to be in silence? Prefer study groups? Presentation prep? We have you covered with our 14 different rooms for your convenience.
7. I need to blow off some steam, where can I do that?
On our penthouse floor you will find tons of fun ways to exercise and stay busy. Shoot some hoops on our basketball court, relax and do yoga in our yoga space or run a few kilometers on the treadmills in our gym. Want something more laid back? Try out our ping-pong table or our pool table for the evening.
8. How can I get around the city?
THÉO provides our residents with bike rentals to get around the core. All you need to do is sign them out with security for a small fee.. helmet and lock included! For long distance rides, consider taking the OC Transpo or Uber. Contact your sales office for local routes.
9. I hate cleaning. Can you help?
Today is your lucky day! THÉO provides FREE monthly cleaning of your apartment*. For more details contact your sales office. *common areas only.
10. My mom wants to send me a care package, where can I pick It up?
All mail delivered to THÉO is handled with care and security. All packages will be delivered to the security office and will only leave our secured room with YOUR signature. Rest assured that your package is safe and secure.
11. I lost my keys, am I able to get new ones?
If you have misplaced your keys we will gladly supply you with new ones (for a small fee); simply come see one of friendly team members downstairs.
12. Am I able to get tenant insurance through THÉO?
We strongly recommend that each lease holder secures tenant insurance so that they are compensated accordingly should a fire, theft or natural disaster occur. It is important that you understand that we do not have insurance for your personal belongings. Come and see our sales team should you need recommendations for insurance companies.

SOCIALIZING

1. Where can I meet fellow THÉOmates?
We love to get our THÉOmates together! We host monthly events all year long to get all of our residents acquainted with each other. We try to cater to all types of interests and hobbies of our THÉOmates. Be sure to fill out our welcome survey to ensure we have an event of your interest.
2. How will I know when there are events?
Stay in touch! Follow us on Instagram, Facebook or Twitter to stay in the loop of all fun things THÉO! Our sales office will have an events calendar on our TV, bulletin boards and common areas around the building for you to stay informed.
3. Can I suggest a future event at THÉO?
We work hard to make sure everyone is happy. Have a suggestion for a gathering or event? Share with us! We’d love to hear your ideas and help bring them to life.
