GENERAL

1. How do I know if THEO is for me?
THEO welcomes students from around the world to create a unique family under one roof. Visit us in person within our flexible Leasing office hours or book a virtual visit to learn more. A Leasing advisor will be pleased to help you!
2. Where are you located?
THEO is located in the heart of downtown Ottawa. Find us at the vibrant intersection of King Edward and Rideau! If you are arriving by bus, train, or plane, additional travel time may be required. Feel free to contact us should you need further directions.
3. When can I visit?
Our Leasing advisors team is ready to have you visit our facilities Monday to Friday, from 8 am to 4 pm (upon reservation). We are also available for virtual visits if that works best for you. Just contact us, and we will make it work!
4. Are you accessible for those with disabilities/medical needs?
THEO is a secure and accessible place for all. Ramps and elevators allow everyone to get from floor to floor quickly. Our common areas are designed to ensure easy mobility and access for all of our THEOmates. If you have any specific requirements to ensure your comfort, please contact one of our friendly Leasing advisors.
5. What can I expect from the sales office?
You will find our friendly team who provides customer service in both official languages of Canada (English/French). Our Leasing office is large and spacious, say hi or enjoy a coffee while waiting for your friends. Our doors are always open.

LEASING

1. How can I sign my lease if I am outside of the city?
We try to make our lease signing as convenient as possible for all. No need to stress, our online Leasing application form with an e-signature will confirm your unit without any hassles. If you want to be accompanied throughout this process, please call and speak with one of our Leasing Agents.
2. How long is my lease?
Our THEOmates are responsible for a 3-year lease. You can opt out of the lease every 12 months by sending us a 6 month written notice.
3. How do I pay my rent?
THEO makes it easy for you to pay your rent. You can set up pre-authorized payments or make one-time payments through our resident portal.
4. It says that my rent is all-inclusive. What does “All-inclusive” mean?
Yes, you read that right; your rent is all-inclusive! THEO covers the costs of your electricity, water, and internet. We fully-furnish our apartments with furniture (i.e., double bed, side table, desk and chair, sofa and coffee table, TV, dining table and chairs) and appliances (i.e., washer/dryer, fridge, range cooktop, microwave, and dishwasher). You also have access to all of our amenities: 14 study rooms, gym, movie lounge, rec room, music room, art room, and basketball court.
5.I see that you require a guarantor to lease in your building. What does this mean?
Once you are committed to THEO, we require all residents to name a guarantor on their Leasing application form (must be over 18 years of age). This guarantor will be required to sign a form and provide two pieces of identification. This person must be aware that should this resident fail to pay their monthly rent, we are entitled to ask their guarantor for the outstanding balance owed to THEO.
6. How do I secure my unit?
To secure your unit in our residence, you will need to sign a lease and make a deposit.
7. When can I move in?
We are ready for you! You let us know what start date works best for you.
8. When I arrive at THEO, what should I expect?
Welcome to THEO; we are thrilled to have you! One of our friendly staff members will be waiting for your arrival. Come and see us at the Leasing office for your welcome package and a list of important information and dates. Should you have any additional concerns or questions, one of our team members will be happy to assist you.

THÉO SUITES

1. What do I need to bring with me?
THEO comes with everything you will need to enjoy your new home. The only thing you need to bring is linens (bed sheets, towels, face cloths, dish towels, etc.), toiletry, and personal belongings. How easy is that?
2. What appliances will I find in my suite?
Every unit comes with six appliances. THEO comes with a fridge to store all of your groceries (or take-out!). We have a stove ready to cook your meals and a microwave to heat leftovers. Throw your dishes in your dishwasher once you’re all finished and open up your book, or better yet, start your laundry with your in-suite washer and dryer!
3. Who is my roommate?
We pair our resident based on gender and any communicated preferences. We want all of our THEOmates to enjoy their time at our residence as we value every resident like family!
4. What if my roommate and I butt heads?
We are sorry to hear this. We aim to create a friendly and warm atmosphere for all. Should an incident occur during your stay, a mediation service will be held. Should the problem be unable to be resolved, we will provide appropriate solutions to ensure both are happy with the outcome.
5. Something needs to be fixed in my suite, who do I call?
Please let us know if there is a maintenance problem in your suite by placing a workorder request on our resident portal. THEO loves to stay in top shape! If it is an emergency, please contact us immediately. Should we need to enter your suite, we will give you a 24-hour notice to enter.
6. How do I secure my unit?
To secure your unit in our residence, THEO asks for a deposit on all units. This deposit amount will be the listed in your rental agreement.
7. Will you provide me with rent receipts?
Yes, of course! THEO will provide you with receipts upon request.

AMENITIES

1. Is there parking on site?
Yes, THEO has multiple underground parking spots for our residents. Parking is available for $200/month. Should you require parking, please indicate your application before submission, as they will go quickly and are first-come, first-served.
2. Can I bring my puppy with me?
We love animals! However, THEO is a human-only building. We work hard to keep our facility clean and tidy. Should you require a service animal, please contact a Leasing agent to accommodate your request.
3. What if my roommate and I butt heads?

5. Where can I study?
Our goal is for everyone to be successful with their studies. We have multiple different study rooms to choose from. Want to be in silence? Prefer study groups? Presentation prep? We have you covered with our 14 other rooms for your convenience.
6. I need to blow off some steam; where can I do that?
On our penthouse floor, you will find tons of fun ways to exercise and stay busy. Shoot some hoops on our basketball court, relax and do yoga in our yoga space, or run a few kilometers on the treadmills in our gym. Want something more laid back? Try out our ping-pong table or our pool table for the evening.
7. How can I get around the city?
For long-distance rides, consider taking the OC Transpo or Uber. Contact our Leasing office for local routes
8. My mom wants to send me a care package; where can I pick It up?
All mail delivered to THEO is handled with care and security. All packages will be delivered to the Security desk and will only leave our secured room with YOUR signature. Rest assured that your box is safe and secure.
9. I lost my keys; am I able to get new ones?
If you have misplaced your keys, we will gladly supply you with new ones (for a small fee); simply see one of the friendly team members at the Reception desk.
10. Am I able to get tenant insurance through THEO?
It is mandatory for each leaseholder to secure tenant insurance to be compensated accordingly should a fire, theft, or natural disaster occur. You must understand that we do not have insurance for your personal belongings.

SOCIALIZING

1. Where can I meet fellow THEOmates?
We love to get our THEOmates together! We host monthly events all year long to get all of our residents acquainted with each other. We try to cater to all types of interests and hobbies of our THEOmates. Be sure to fill out our welcome survey to ensure we have an event of your interest.
2. How will I know when there are events?
Stay in touch! Follow us on Instagram, Facebook, or Twitter to stay in the loop of all fun things THEO! Our Leasing office will include the Events calendar, in our newsletter and post it on bulletin boards and in common areas around the building for you to stay informed.
3. Can I suggest a future event at THEO?
We work hard to make sure everyone is happy. Have a suggestion for a gathering or event? Share with us! We’d love to hear your ideas and help bring them to life.
